Modelo estratégico de desenvolvimento turístico da cidade de Lisboa : caso de estudo : Largo do Intendente

Abstract

O presente trabalho, equaciona e propõe um método estratégico de abordagem que lida com a zona turística tradicional da cidade de Lisboa, facilitando a gestão do fluxo turístico e diversificando a oferta da capital. Para além disso, tem como meta a requalificação da cidade, focando-se também na melhoria das relações turista/residente e na criação de bases sólidas para um desenvolvimento integrado e sustentável. O estudo empírico, baseou-se no estudo de caso: Largo do Intendente, e priorizou medidas que maximizem o seu aproveito turístico a longo prazo. Para concluir o diagnóstico, foi inquirida a população local. A amostra continha 98 inquéritos válidos, de residentes ou trabalhadores da área de estudo. O desenho da investigação baseou-se no descrito por Law (2002), incorpora os ideais de Porter (1999), e analisa o Estudo Urbanístico do Turismo em Lisboa, realizado pela Câmara Municipal de Lisboa. O estudo de caso termina com a definição dos principais aspetos a endereçar, o que inclui a criação de um centro cultural catalisador,endo por base a necessidade de assegurar uma solução económica e financeiramente sustentável propõe-se uma solução que não envolve impacto negativo sobre o orçamento municipal, revelando-se, pelo contrário, uma proposta com um nível de rentabilidade em linha com a obtida com investimentos privados de perfil semelhante. No final da investigação, o sucesso da abordagem é avaliado, são apresentadas algumas recomendações e sugestões para investigações futuras, juntamente com uma lista de locais para implementação futura

The present dissertation, equates and proposes a strategic method of approach that deals with the traditional touristic areas of the city of Lisbon, facilitating the tourist flow management and diversifying the city´s supply. Besides that, it has the goal of requalifying the city, also focusing on the improvements on the relation tourist/local and the creation of a solid base for sustainable and integrated development. The research approach was elaborated following several authors from the areas of management, urban tourism, urban regeneration and sustainability, including in the theoretical study also, an analysis of the tourism in the city of Lisbon. The empirical study is based on the study case: Largo do Intendente, and prioritized measures that maximize its long term tourist use. To conclude the diagnostic, it was surveyed the local population. The sample contained 98 valid surveys, of residents or workers in the study area. The case study ends defining the main issues to address, being admitted in the plan a creation of a cultural centre. Based on the need to ensure na economic and financially sustainable solution, a solution is proposed that does not involve a negative impacto n the municipal budget, revealing itself, on the contrary, a proposal with a level of profitability in line with that obtained with private investments of a similar profile. At the end of the investigation, the success of the approach is evaluated, some recommendations and suggestions for future investigations are presented, along with a list of sites for future implementation.
