The second half of the 80s marked the beginning of a profound economic and financial transformation in Portugal, driven by the country’s accession to the European Communities and the progressive modernization of its institutional framework. Within this context, the creation of the first investment fund management companies represented a significant milestone in the development of the Portuguese financial system, broadening investment opportunities and contributing to the democratization of savings. By enabling retail investors to gain access to diversified portfolios and professionally managed assets, these entities played a key role in strengthening financial intermediation and facilitating the integration of the Portuguese economy into European and international financial markets. This article reviews the legal and institutional framework that enabled the establishment of investment fund management companies in Portugal, with particular emphasis on those responsible for managing Real Estate Alternative Investment Funds (AIFs). It also examines the historical evolution of this segment over nearly four decades, analysing the growth in the number of funds and assets under management. The evidence highlights the increasing importance of Real Estate AIFs within the national financial system and their contribution to the modernization, diversification, and professionalization of the Portuguese real estate investment market.
