De pousada a hotel : a reabilitação e ampliação do hotel Mirassol

Abstract

Esta investigação tem como tema central a reabilitação e ampliação de estruturas hoteleiras obsoletas, em ruína, na tentativa de compreender como levar a cabo este tipo de operação, a sua aplicabilidade e pertinência, sobretudo quando apenas subsistiram “restos” de construção mas ainda permanece a memória. A investigação decorre à volta de um caso de estudo, o Hotel Mirassol, situado em Miramar, na freguesia de Arcozelo, concelho de Vila Nova de Gaia, tendo sido construído na década de 50, numa época em que o Estado Novo impulsionava a construção de pousadas para dar resposta às necessidades crescentes do turismo. A motivação e escolha do Hotel Mirassol agarra-se a memórias longínquas. Como residente da freguesia vizinha, passei naquele local inúmeras vezes e questionava o porquê de estar abandonado quando a população o relembrava com um enorme valor. Desta forma, quando tive a oportunidade de fazer uma investigação sobre este imóvel deveu-se à perceção que tive da sua degradação ao longo dos anos e da sua história. Além disso, foi uma forma de responder às questões que levantei ao longo dos anos. Para tal, a dissertação centra-se na questão “Fará ou não sentido reabilitar o que resta da construção?”. Esta investigação encontra-se dividida em três fases, as quais exprimem a pesquisa, os critérios de intervenção e a proposta arquitectónica para o local. Como ponto de partida é abordado o turismo em Portugal, as pousadas e a influência do Estado Novo, uma vez que, são coevos da origem do Hotel Mirassol. De seguida é analisada a relação entre as pousadas e o hotel em estudo e faz-se o enquadramento e análise do mesmo. Num segundo momento, com base nesta temática e suportada no ponto de vista de alguns autores é tratada a reabilitação e são apresentadas algumas referências onde se pode verificar o método de intervenção para este tipo de edifícios preservando a sua identidade. No ultimo momento, é feita a análise do Plano Diretor Municipal de Vila Nova de Gaia para assim perceber as particularidades da cidade e do local. Posteriormente é feito o diagnóstico do hotel e é apresentada a proposta de intervenção para a reabilitação e ampliação do Hotel Mirassol. Além de desenhos, este último momento é constituído por uma parte teórica que explica a estratégia de intervenção e os critérios para a intervenção. Assim, a intervenção pressupõe estabelecer ligações entre o passado e o futuro, conservando os valores existentes, mesmo quando estes são mais intangíveis do que tangíveis, significativos do que arquitetónico, mais sentimentais no seio da população pelo símbolo que ele representa para o lugar.

Abstract: This investigation has as central theme the rehabilitation and expansion of obsolete hotel structures, in bad, in an attempt to understand how to carry out this type of operation, its applicability and relevance, especially when only construction "remnants" remained but memory. The investigation revolves around a case study, the Hotel Mirassol, located in Miramar, in the parish of Arcozelo, municipality of Vila Nova de Gaia, having been built in the 50s, at a time when the Estado Novo boosted the construction of inns to respond to the growing needs of tourism. The motivation and choice of Hotel Mirassol clings to distant memories. As a resident of the neighboring parish, I passed that place innumerable times and why it was abandoned when the population remembered it with enormous value. So, when I had the opportunity to do an investigation on this property, it was due to the perception I had its degradation over the years and its history. Furthermore, it was a way of answering the questions I raised over the years. To this end, the dissertation focuses on the question “Will it make sense or not to rehabilitate what remains of the construction?”. This investigation is divided into three phases, which express the research, the intervention criteria and the architectural proposal for the place. As a starting point, tourism in Portugal, the inns and the influence of the Estado Novo are discussed, since they are coeval with the origin of the Hotel Mirassol. Then, the relationship between the inns and the hotel under study is analyzed and its framing and analysis is carried out. In a second moment, based on this theme and supported by the point of view of some authors, the rehabilitation is dealt with and some references are presented where the intervention method for this type of building can be verified, preserving its identity. At the last moment, the Municipal Master Plan of Vila Nova de Gaia is analyzed in order to understand the particularities of the city and the place. Afterwards, the diagnosis of the hotel is made and the intervention proposal for the rehabilitation and expansion of the Hotel Mirassol is presented. In addition to drawings, this last moment consists of a theoretical part that explains the intervention strategy and the intervention criteria. So, intervention presupposes establishing links between the past and the future, preserving existing values, even when these are more intangible than tangible, significant than architectural, more sentimental within the population because of the symbol it represents for the place.
