(Re)habitar a Casa Burguesa : reabilitação da Quinta do Mirante

Abstract

A preservação de edifícios patrimoniais, como a casa burguesa, é essencial para manter o espólio arquitetónico de uma geração, sendo que a localização onde o edifício está inserido potencia uma futura intervenção patrimonial e, consequentemente, um (re)habitar capaz de responder às necessidades atuais. Esta dissertação explora a seguinte questão de investigação: “Como intervir no património arquitetónico, adaptando-o às exigências contemporâneas?”. Para isso, analisa-se inicialmente a casa burguesa, considerando os seus valores tipológicos, materiais, identitários, culturais, de autenticidade e integridade, visando uma compreensão pormenorizada do edifício e da sua história. Este estudo divide-se em três fases principais: na primeira, são abordadas teorias de preservação e reabilitação do património e analisadas cartas patrimoniais que orientam essas intervenções, identificando a metodologia mais adequada para o caso em análise. Na segunda fase, são analisados três casos de referência, com foco nas metodologias aplicadas e nos valores patrimoniais preservados. Finalmente, a terceira fase propõe uma intervenção prática, onde serão seguidos os passos da metodologia escolhida, sendo que o projeto baseia-se, na reabilitação e ampliação da casa burguesa da Quinta do Mirante em Vila Nova de Gaia, com vista a ser convertida num hotel de charme, não esquecendo os valores que estão adjacentes a este edifício patrimonial. Conclui-se que intervir num edifício patrimonial carece sempre de um estudo cuidadoso dos seus valores, determinando a metodologia de intervenção mais adequada a utilizar, respondendo sempre às necessidades atuais.

The preservation of heritage buildings, such as the bourgeois house, is essential to maintain the architectural legacy of a generation. The location in which the building is situated enhances the potential for a future heritage intervention, and a (re)inhabiting capable of meeting present needs. This dissertation explores the following research question: “How to intervene in architectural heritage, adapting it to contemporary demands?” To address this question, the bourgeois house is initially analyzed with respect to its typological, material, identity, cultural, authenticity, and integrity values, aiming at a detailed understanding of the building and its history. This study is divided into three main phases: in the first phase, theories of heritage preservation and rehabilitation are discussed such heritage charters, that will guide these interventions to identify the most suitable methodology for the case in question. In the second phase, three reference cases are examined, focusing on the applied methodologies and the heritage values preserved. Finally, the third phase proposes a practical intervention, following the steps of the chosen methodology, with the project based on the rehabilitation and expansion of Quinta do Mirante’s bourgeois house located in Vila Nova de Gaia, to convert it into a boutique hotel, while preserving the values inherent to this heritage building. The conclusion is that intervening in a heritage building always requires a careful study of its values, determining the most appropriate intervention methodology to be used, while consistently responding to current needs.
