Autor: Coelho, Miguel
Resumo: A segunda metade da década de 80 marcou o início de uma profunda transformação económica e financeira em Portugal, impulsionada pela adesão às Comunidades Europeias e pela modernização das instituições nacionais. Neste contexto, a criação das primeiras sociedades gestoras de fundos de investimento constituiu uma inovação fundamental para o desenvolvimento do mercado financeiro português, alargando as oportunidades de investimento e promovendo uma maior democratização da poupança. Ao permitir o acesso de pequenos investidores a carteiras diversificadas e a uma gestão profissionalizada de ativos, estas entidades desempenharam um papel relevante no reforço da intermediação financeira e na integração da economia portuguesa nos mercados europeus e internacionais.&#xD;
O presente artigo analisa o enquadramento legal e institucional que esteve na origem das sociedades gestoras de fundos de investimento em Portugal, com particular enfoque nas entidades responsáveis pela gestão dos Organismos de Investimento Alternativo (OIA) Imobiliários. Paralelamente, procede-se a uma análise da evolução deste segmento ao longo de quase quatro décadas, examinando o crescimento do número de fundos e do património sob gestão. Os resultados evidenciam a crescente relevância dos OIA Imobiliários no sistema financeiro nacional e o seu contributo para a modernização do mercado imobiliário de investimento em Portugal.; The second half of the 80s marked the beginning of a profound economic and financial transformation in Portugal, driven by the country’s accession to the European Communities and the progressive modernization of its institutional framework. Within this context, the creation of the first investment fund management companies represented a significant milestone in the development of the Portuguese financial system, broadening investment opportunities and contributing to the democratization of savings. By enabling retail investors to gain access to diversified portfolios and professionally managed assets, these entities played a key role in strengthening financial intermediation and facilitating the integration of the Portuguese economy into European and international financial markets.&#xD;
This article reviews the legal and institutional framework that enabled the establishment of investment fund management companies in Portugal, with particular emphasis on those responsible for managing Real Estate Alternative Investment Funds (AIFs). It also examines the historical evolution of this segment over nearly four decades, analysing the growth in the number of funds and assets under management. The evidence highlights the increasing importance of Real Estate AIFs within the national financial system and their contribution to the modernization, diversification, and professionalization of the Portuguese real estate investment market.

Resumo: This dissertation explores how green finance tools influence real estate value and buyer behavior in Lisbon, Portugal. The research adopts a document-based analytical approach, drawing from official statistical data, institutional reports, and property listings, supplemented by professional field observations. The findings highlight that energy-certified properties, particularly those with A or B EPC ratings, tend to perform better in terms of sale speed and pricing, suggesting the existence of a "green premium". However, the impact of green finance tools remains limited, as most buyers, sellers, and developers are either unaware of these instruments or reluctant to use them due to bureaucratic complexity. This gap between policy and practice is central to the work’s conclusion. The dissertation argues that sustainable practices in real estate should be viewed as opportunities for investors and urban development, necessitating deeper investment in awareness campaigns and cross-sector collaboration. Ultimately, the research underscores the urgency of accelerating the practical application of green finance tools, advocating for a collective mindset shift where sustainability is a primary driver of long-term value and social responsibility. In this context, the Portuguese real estate sector holds the potential to be a catalyst for a meaningful green transition.

    <summary type="text">Título: Turnover no setor hoteleiro em Portugal: implicações organizacionais e estratégias de retenção de talento
Autor: Barros, Karina Pereira de, 1995-
Resumo: Esta dissertação teve como objetivo analisar os principais fatores que influenciam a rotatividade de colaboradores no setor hoteleiro em Portugal com base num estudo de caso aplicado a unidades hoteleiras situadas em contexto urbano. Para atingir este objetivo, foi adotada uma abordagem mista, que combinou métodos quantitativos e qualitativos. No âmbito quantitativo, foram aplicados 109 questionários, enquanto, na vertente qualitativa, realizaram-se 6 entrevistas semiestruturadas com gestores. Os resultados quantitativos revelaram que as principais causas do elevado turnover são a remuneração inadequada, um ambiente de trabalho tóxico, a falta de oportunidades de crescimento profissional e as dificuldades em equilibrar a vida pessoal com a profissional. Por exemplo, foi observada uma média de satisfação no trabalho de 3,50, com um desvio padrão de 1,16, indicando uma grande variabilidade nas perceções dos inquiridos. A análise qualitativa, por sua vez, evidenciou que, apesar de algumas iniciativas esporádicas de retenção, continua a faltar uma abordagem estruturada e consistente na gestão de recursos humanos. A análise S.W.O.T. foi fundamental para identificar as forças e fraquezas internas das organizações, assim como as oportunidades e ameaças do ambiente externo. Este diagnóstico sublinha a urgência de uma gestão mais estratégica, que coloque o capital humano no centro das decisões organizacionais.&#xD;
This dissertation aimed to analyze the main factors influencing employee turnover in the hospitality sector in Portugal, based on a case study of hotels located in an urban context. To achieve this objective, a mixed-methods approach was adopted, combining quantitative and qualitative methods. In the quantitative aspect, 109 questionnaires were administered, while in the qualitative approach, six semi-structured interviews were conducted with managers. The quantitative results revealed that the main causes of high turnover are inadequate remuneration, a toxic work environment, lack of professional growth opportunities, and difficulties in balancing personal and professional life. For example, an average job satisfaction score of 3.50, with a standard deviation of 1.16, indicated significant variability in respondents' perceptions. The qualitative analysis, on the other hand, showed that, despite some isolated retention initiatives, there is still a lack of a structured and consistent approach to human resource management. The SWOT analysis was crucial in identifying the internal strengths and weaknesses of the organizations, as well as the external opportunities and threats. This diagnosis underscores the urgency of a more strategic management approach that places human capital at the heart of organizational decision-making. In conclusion, the study points to the need to implement effective retention policies, supported by concrete data and ongoing communication with employees. Measures such as salary improvements, professional growth opportunities, and continuous recognition practices are essential to reduce turnover, lower operational costs, and create a more stable and motivating work environment.
